Loft apartment at The Crest up for auction at $2.65 mil

On April 23, a three-bedroom apartment located at The Crest along Prince Charles Crescent, in Bukit Merah in District 3’s prime district, will be auctioned. Knight Frank Singapore is conducting the auction. The 1,324 sq. ft. property, a bank sale, has a revised price guide of $2.65m ($2,002 per square foot).

The unit is being auctioned for the third time. In January, the unit was put up for auction at a price of $2.8million ($2,115 per square foot). In March, the property was put up again for auction at a price $2.65m ($2,002psf). Neither auction was successful.

The unit on the eighth floor has a loft-style design and includes a living room and dining area, a balcony, two bedrooms, one master bedroom with an en suite bathroom, and a kitchen. According to the caveats filed, this is the property’s third sale. The property was sold for the first time in 2018 at $2.43m ($1,832 per sqf).

Tricia Tan is Knight Frank Singapore’s director of auctions and sales. She says that the unit has unobstructed views and plenty of natural lighting through the floor-to ceiling windows in the living room and the near-floor-to-ceiling window in the bedrooms.

She continues: “The property would be ideal for both investors and homeowners. Families with children will especially benefit from the large outdoor space in the development.”

The Crest, a 99-year leasehold condominium development completed in 2017, features 469 units distributed across three 23-storey buildings and four five-storey low-rise blocks. Residents can enjoy a variety of amenities including a clubhouse with jogging trails, tennis courts, a jogging path, bbq pits, swimming pools and whirlpools.

Redhill MRT Station is only a 6-minute walk away. The Alexandra Linear Park Connector, Redhill Market and Redhill Lane are also easily accessible by foot. Within 500m, you will find the Crescent Girls’ School on Tanglin Road.
