One Bernam achieves new high of $3,344 psf

The One Bernam led the way with a developer’s sale of a 1-bedroom unit at $1.55 million. The apartment is 463 sq. ft., and the developer sold it for $1.55 million on March 9.

The transaction surpasses One Bernam’s previous record of $3.340 per sq ft, set in November of last year with the sale of 452 square feet of unit for $1.51million.

One Bernam, a mixed-use project located in Tanjong Pagar District 2, is situated at 1 Bernam Street. The 99-year-leasehold project consists of 35-storey tower with 351 residential units. A two-storey podium retailing 15,726 square feet and a serviced apartment floor with 13 keys are also included in the project. One Bernam’s residential units are mainly made up of two-bedders that range between 441 and 800 sq ft. There are also 3 bedders that measure 1,421 sq.ft., and three penthouses. Sales of residences in One Bernam began in May 2021.

According to caveats, 217 or approximately 62% of units have already been taken. Units sold for an average of $2,544/sqf. The project should receive its temporary occupancy permit by 2026.

Sea View reached a new price high per sq ft during the review week. On March 15th, a three-bedroom 1,410 square feet apartment on the 21stfloor sold for $3.69million, or $2,617psf. This new record comes just three weeks after the previous one, which was set on Feb 26, when a 1,216 square foot unit sold for $2.15 million ($2,590/sq ft).

The seller who sold the unit on March 15, 2011, had purchased it in April 2011 at a cost of $2.18million ($1,546psf). The seller made a profit of $1.51m from the sale.

The Sea View is an affordable freehold condo located on Amber Road, District 15 and completed in 2008. This development, which consists of six blocks with 22 floors, has 546 apartments. One-bedroom residences range from 527-560 sq ft. Three-bedroom residences range from 1,216-1,410 sq ft. and four-bedroom residences range from 1,518-1,647 sq. Also available are four-bedroomed penthouses ranging from 2,196 to 2 723 sq ft, and five-bedroomed penthouses ranging from 2,809-2 928 sq ft.

Adam Park condo was another condo to reach a new price high per sq ft during the week reviewed. On 8 March, a second-floor unit with a total area of 958 square feet, which is a 2-bedroom unit, sold for $2,035 per sqft, or $1.95 million. The seller realized a $920,000 profit after purchasing the unit in 2008 for $1.03million ($1,075psf).

The unit sold on March 8, setting a new record for Adam Park condominium in terms of price per square foot. This beats out the previous high, which was $2,018, established last August, when a unit of 958 sq ft for $1.93m was sold. This is the second unit sold at a price above $2,000 psf.

Adam Park Condominium in District 11 is a development with a freehold. The 118 residences were completed in 2004. They include two-bedroom apartments ranging between 893 and 1,119 square feet, three-bedroom apartments ranging from 1,141 to 1,540 sq ft and four-bedroom apartments varying from 1,453-1,636 square feet. Two- to four bedroom penthouses are available, ranging from 1,765 to 2 799 sq ft.

No new lows in psf prices were recorded this week.
