Former Kebun Baru School in Ang Mo Kio to become high-rise homes

If a proposed change to the Urban Redevelopment Authority’s (URA’s) masterplan receives the go-ahead, Ang Mo Kio’s former Kebun baru Primary School will become redeveloped into highrise housing.

URA has published a proposed amendment to Ang Mo Kio Avenue 2 on 19 Jan. The changes are intended to encourage future developments of high-density housing.

The site of the former Kebun Baru Elementary School is located at 1km distance from Mayflower Station on Thomson-East Coast Line. It spans 1,82ha (or 2 1/2 football pitches) and measures 1.82 ha.

This includes re-zoning of the open space and educational site to allow for roads and residences.

Kebun Baru Primary, established in 1985, occupied the same site until combining with Ang Mo Kio Primary on January 2, 2002. In May 2002 the merged schools moved to 20 Ang Mo Kio Avenue 3

The site of the former Kebun Baru Primary School was then used as a holding location for several schools that were being upgraded, such as the primary school section of CHIJ St Nicholas Girls’ School from 2010 to 2013, Anderson Primary from 2014 to 2015 as well as Mayflower Primary and the MOE Kindergarten@Mayflower from 2019 to 2022.

A circular from Housing Board states that demolition works on the Kebun Baru building, which was formerly a primary school, began in the third-quarter of 2023.

The site is close to schools, the Mayflower MRT and other amenities. Accordingly, property analysts believe that the residential developments on this site would be very attractive to buyers.

Singaporeans may choose this site if they have children attending nearby schools such as CHIJ St Nicholas Girls’ School Ai Tong School or Rosyth Primary.

There is both private and public housing around, so the site can either be converted into 750 units of condominiums or 500-550 HDB flats.

Ms Sun explained that, if a HDB project were to be built at the Mayflower MRT Station, it would fall under plus flats model. These are the flats in prime locations close to MRT stations or town centres.

This is because it’s too small for an HDB Build-To-Order project. The site is simply too small to be a HDB Build To Order project.

This Ang Mo Kio parcel is not the first former school to be earmarked as a housing site. It was also suggested that the site of Guangyang Elementary School in Bishan St 12 be rezoned to residential in December 2023.

Guangyang Primary was established in 1918. In January 2023 it merged into Townsville Primary.
