SINGAPORE (EDGEPROP) – Qingjian Realty will commence previews for The Arden, its boutique condo on Phoenix Road, off Choa Chu Kang Road. The 99-year leasehold development will be unveiled at a preview event that will take place from July 29 to Aug 7.
The Arden comprises a total of 105 residences, with units ranging from a two-bedder of 657 sq ft to a four-bedroom-plus-study apartment measuring 1,389 sq ft, which includes a flexible layout that the developer has dubbed “CoSpace”. The layout allows homeowners to customise their living spaces according to their evolving needs.
Typical units will have a ceiling height of 3.2m, while penthouses will have a ceiling height of 4.6m. Units will be priced from $1,688 psf.
Located at the site of the former Phoenix Heights condo, The Arden is a four-minute walk to the Phoenix LRT Station and a nine-minute walk to the Bukit Panjang Integrated Transport Hub. “The Arden is in a strategic position to enjoy the benefits of living close to the upcoming Jurong Innovation District (JID) and Jurong Lake District (JLD). With its attractive pricing, it is one of the most affordable new projects in the suburban region,” says Marcus Chu, CEO of ERA Singapore.
Ismail Gafoor, CEO of PropNex, concurs. “We think prices at The Arden are competitive and will appeal to a diverse range of buyers, given that many new launches in the Outside Central Region (OCR) are already trending at above $2,000 psf on average this year,” he says.
Mark Yip, CEO of Huttons, notes that out of the 16,000 unsold private homes available islandwide, only 2,000 are in the OCR, out of which 464 are in District 23, where The Arden is located. He believes the project may benefit from pent-up demand for homes in the Choa Chu Kang neighbourhood.
